FSBO Closing Costs

What Are Closing Costs?

When selling your home "For Sale by Owner" (aka FSBO), your lender usually prepares a "Good Faith Estimate" of closing costs. You are entitled to receive this estimate no later than three business days after you apply for a loan. Because it is an estimate of the costs you may incur, it may not contain all potential costs. The lender will not know what all of the costs are going to be. The Good Faith Estimate will be an estimate based on previous experience. Actual closing expenses usually exceed the estimate. To avoid problems, go prepared to pay more than the amount listed on your estimate.

If you are comparing two lenders, look only at the costs charged by the lender. Lenders can only make educated guesses about the charges made by others.

You will receive an itemization of costs you may have to pay when you buy your home. The costs are listed in the order that they should appear on a Good Faith Estimate you obtain from a mortgage lender.

There are two broad categories of closing costs. Non-recurring closing costs are items that are paid once and you never pay again such as loan origination fees, recording fees, survey fees, etc. Recurring closing costs are items you pay again over the course of home ownership, such as property taxes and homeowners insurance.

Closing costs are usually made up of the following:

1. Attorney's or escrow fees (yours and your lender's if applicable)
2. Property taxes (to cover tax period to date)
3. Interest (paid from date of closing to 30 days before first monthly payment)
4. Loan origination fee (covers lender's administrative costs)
5. Recording fees
6. Survey fee
7. First premium of mortgage insurance (if applicable)
8. Title insurance (yours and your lender's)
9. Loan discount points
10. First payment to escrow account for future real estate taxes and insurance
11. Paid receipt for homeowner's insurance policy (and fire and flood insurance if applicable)
12. Any documentation preparation fees.

On closing day, you'll present your paid homeowner's insurance policy or a binder and receipt showing that the premium has been paid. The closing agent will then list the money you owe the seller (remainder of down payment, prepaid taxes, etc.) and then the money the seller owes you (unpaid taxes and prepaid rent, if applicable). The seller will provide proofs of any inspection, warranties, etc.

Once you're sure you understand all the documentation, you'll sign the mortgage, agreeing that if you don't make payments the lender is entitled to sell your property and apply the sale price against the amount you owe plus expenses. You'll also sign a mortgage note, promising to repay the loan. The seller will give you the title to the house in the form of a signed deed.

You'll pay the lender's agent all closing costs and, in turn, he or she will provide you with a settlement statement of all the items for which you have paid. The deed and mortgage will then be recorded in the state Registry of Deeds, and you will be a homeowner.

At closing, you will get:

1. Settlement Statement
2. HUD-1 Form (itemizes services provided and the fees charged; it is filled out by the closing agent and must be given to you at or before closing)
3. Truth-in-Lending Statement
4. Mortgage Note
5. Mortgage or Deed of Trust
6. Binding Sales Contract (prepared by the seller; your lawyer should review it)
7. Keys to your new home

Your Settlement Costs are going to consist of the following:

1. Sales/Broker's Commission: This is the total dollar amount of the real estate brokers sales commission, which is usually paid by the seller. This commission is typically a percentage of the selling price of the home.

2. Items Payable in Connection with Loan: These are the fees that lenders charge to process, approve and make the mortgage loan.

3. Loan Origination: This fee is usually known as a loan origination fee but sometimes is called a "point" or "points." It covers the lender's administrative costs in processing the loan. Often expressed as a percentage of the loan, the fee will vary among lenders. Generally, the buyer pays the fee, unless otherwise negotiated.

4. Loan Discount: Also often called "points" or "discount points," a loan discount is a one-time charge imposed by the lender or broker to lower the rate at which the lender or broker would otherwise offer the loan to you. Each "point" is equal to one percent of the mortgage amount. For example, if a lender charges two points on a $80,000 loan this amounts to a charge of $1,600.

5. Appraisal Fee: This charge pays for an appraisal report made by an appraiser.

6. Credit Report Fee: This fee covers the cost of a credit report, which shows your credit history. The lender uses the information in a credit report to help decide whether or not to approve your loan and how much money to lend you.

7. Lender's Inspection Fee: This charge covers inspections, often of newly constructed housing, made by employees of your lender or by an outside inspector.

8. Mortgage Insurance Application Fee: This fee covers the processing of an application for mortgage insurance.

9. Assumption Fee: This is a fee which is charged when a buyer "assumes" or takes over the duty to pay the sellers existing mortgage loan.

10. Mortgage Broker Fee: Fees paid to mortgage brokers would be listed here. A CLO fee would also be listed here.

11. Interest: Lenders usually require borrowers to pay the interest that accrues from the date of settlement to the first monthly payment.

12. Mortgage Insurance Premium: The lender may require you to pay your first years mortgage insurance premium or a lump sum premium that covers the life of the loan, in advance, at the settlement.

13. Hazard Insurance Premium: Hazard insurance protects you and the lender against loss due to fire, windstorm, and natural hazards. Lenders often require the borrower to bring to the settlement a paid-up first years policy or to pay for the first year's premium at settlement.

14. Flood Insurance: If the lender requires flood insurance, it is usually listed here.

15. Title Charges: Title charges may cover a variety of services performed by title companies and others. Your particular settlement may not include all of the items below or may include others not listed.

16. Settlement or Closing Fee: This fee is paid to the settlement agent or escrow holder. Responsibility for payment of this fee should be negotiated between the seller and the buyer.

17. Abstract of Title Search, Title Examination, Title Insurance Binder: The charges on these lines cover the costs of the title search and examination.

18. Document Preparation: This is a separate fee that some lenders or title companies charge to cover their costs of preparation of final legal papers, such as a mortgage, deed of trust, note or deed.

19. Notary Fee: This fee is charged for the cost of having a person who is licensed as a notary public swear to the fact that the persons named in the documents did, in fact, sign them.

20. Attorney's Fees: You may be required to pay for legal services provided to the lender, such as an examination of the title binder. Occasionally, the seller will agree in the agreement of sale to pay part of this fee. The cost of your attorney and/or the sellers attorney may also appear here. If an attorney's involvement is required by the lender.

21. Title Insurance: The total cost of owner's and lender's title insurance is shown here.

22. Lender's Title Insurance: The cost of the lenders policy is shown here.

23. Government Recording and Transfer Charges: These fees may be paid by you or by the seller, depending upon your agreement of sale with the seller. The buyer usually pays the fees for legally recording the new deed and mortgage (line 1201). Transfer taxes, which in some localities are collected whenever property changes hands or a mortgage loan is made, can be quite large and are set by state and/or local governments. City, county and/or state tax stamps may have to be purchased as well

24. Survey: The lender may require that a surveyor conduct a property survey. This is a protection to the buyer as well. Usually the buyer pays the surveyor's fee, but sometimes this may be paid by the seller.

25. Pest and Other Inspections: This fee is to cover inspections for termites or other pest infestation of your home.

26. Lead-Based Paint Inspections: This fee is to cover inspections or evaluations for lead-based paint hazard risk assessments.

27. Total Settlement Charges: The sum of all fees in the borrower's column entitled "Paid from Borrower's Funds at Settlement" is placed here. This figure is then transferred to line 103 of Section J, "Settlement charges to borrower" in the Summary of Borrower's Transaction on page 1 of the HUD-1 Settlement Statement and added to the purchase price. The sum of all of the settlement fees paid by the seller are transferred to line 502 of Section K, Summary of Seller's Transaction on page 1 of the HUD-1 Settlement Statement.

Don't be overwhelmed by all of the fees and charges. Your closing agent will go over each item one line at a time.

Sachem School District teachers completed another professional development activity thanks to the University of Kansas Center for Research on Learning. The program is called the Strategic Instructional Model (SIM) and looks at how teachers can improve literacy in low performing adolescents

The Strategic Instructional Model

Developed over 25 years of research, SIM works to help teachers recognize what lessons are of greatest importance and target those lessons towards a diverse group of learners. SIM rests on four philosophical principles:

Low proficiency students can be taught in mainstream classrooms.
Teachers aides, or support teachers, should concentrate on helping students develop learning strategies.
Subject teachers should organize their lessons so that the material can be understood and remembered by low proficiency students.
The students should be actively involved in deciding how to learn new strategies.

SIM works on two levels, one addressing the needs of the teacher and the other addressing the needs of the student. For teachers, SIM training provides a method for organizing information in ways that are most useful for students, so that they can understand what they learn and then be able to use it to accomplish tasks. For students, academic coaching develops learning strategies that can be applied to what they learn in school. These strategies range from learning ways to approach written texts, including informational readings and math word problems, as well as ways to express information in writing, as is often required on standardized tests.

Another important element of SIM is the way that it promotes teamwork among teachers, students, and parents. In deciding what content to teach to students, teachers and students work together to determine what information students need and what the best method of delivering that information is. This creates a feeling of comradery in the learning community and helps all stakeholders contribute to the overall success of students.

3. The Chinese economy is the fastest growing economy in the world, and so in the work environment even speaking a little Chinese will give you a competitive edge, if your company invests in China or is considering doing so.

4. Language and culture are linked and learning something of the Chinese language will help give an appreciation of the cultural heritage of China.

5. China is accessible to the foreign visitor in a way that it has not been in the past and travel to and within China is becoming easier, but to make the most of this opportunity for travel, language at a basic level is important. Mandarin is spoken throughout China.

Traveling Back Home

The time has come to leave the place you have been living for the some time now and travel back home. Whether you have finished a degree or your job placement abroad was just terminated, the process of having to pack everything up and transfer them and yourself to your old room back home is never easy.

Being a graduate student in a foreign country for the last couple of years, I have found myself, more frequently that I would like to admit, to miss my old room, my mother's cooking, my father's advice, my cat sleeping on my lap, my house. From the furniture to that movie I have stored somewhere in the living room, my house "smells" familiar everywhere I decide to look when I visit my home-country. Needless to say, when time comes for me to leave again, although I am excited to come back to my beloved apartment here in the "other" land, something seems impossible for me to leave behind; the memories of where I grew up.

Everything I do now I love doing. I so lucky that I am not anywhere I do not wish to be nor do I suffer from being homesick that often. I am just concerned with the fact that although I love my parent's house and I am always unhappy that I will not be able to see them anytime soon, I have come to a "weird" realization. My life now goes forward in another country. I am not feeling trapped or unable to do otherwise. I really enjoy the time I am spending in this foreign country and I will dare to admit that it has somehow become my "new" cherished home. My apartment, my friends, my truly incredible professors, my studies, my happy or unhappy memories, everything has made me evolve and become the person my folks see whenever I visit the house I grew up. Whether I want to admit to myself or not, the only thing that I miss is people. Friends or family would be silly for me to think that I can replace, but the things that I once seemed to cherish so, have already been replaced in my heart. I would love to have my CD collection available, or my beautiful couch to sit on and watch a movie, but regardless of their presence I will continue having a wonderful time and experiencing life as I should.

What I am trying to say is the following. Although we tend to associate our home with the house we grew up in, which in many cases is where our parents still live, home is actually where our hearts belong. Perhaps in another graduate student's case, home would actually be another house, country, or continent, but for me, I recently realized, home is where my mind travels when it wants to think of something relaxing. The last three times that happened, home was my "new" place. Hopefully, by the time I will have to go back, I will be glad I experienced my stay here in such a positive way. I wish you all the same.

Your greatest asset is your own customer list. These people have already purchased something from you in the past. If you've delivered as satisfactory product, they are very likely to buy from you again.

The easiest sale you'll ever make is to an already established customer of yours. They already trust you. They feel comfortable in dealing with you. You've delivered what you said you would so a certain degree of trust has already been established. Your customers are probably quite confident that you wouldn't sell them something that wasn't in their best interest.

The high road to increased profits always takes the route of established customers. There's always an expense associated with finding a new customer. Regardless of the marketing method used there's always an investment required in establishing a customer whether in terms of real dollars or human capital. Once you have a customer, any subsequent sale is made without the cost of locating that customer. The cost or finding a new customer is proportionally much higher than the cost of retaining an existing customer.

Keys To Success

The secret of capitalizing on your customer base is to continually feed them with new products and services you know they'll want. This is no time to diversify into completely new areas. Everything that you make available to your customer list must be compatible with what made those people customers to begin with.

Whatever subsequent products and services you offer must be related in some way. Think of your customers as belonging to a specific group. They're gardeners or small business owners or health enthusiasts. Whatever you offer must fit that product niche.

Always be on the lookout for new things you think your customers would gladly pay for. And give customers first crack at any of these new products and services. If you can offer a discount, that's even better. By letting them in on new products and services, you're giving them priority customer status, an added value of doing business with your firm.

Be careful not to overdo it. You don't want to annoy anyone, least of all your customers. Allow enough time and space between customer contacts. How much time you allow between mailings or calls depends on the nature of your business.

Examples

When a clothing store receives a shipment of new designs, they should first notify all previous customers who've purchased in the same price range. All the store has to do is contact these customers by phone or by mailing invitations to a special event where this new line is unveiled. Suggest to customers how additional new outfits can be created by mixing and matching and you've provided an extra service that will help retain customers.

This approach would seem natural for a wholesaler who relies on distributors or retailers to act as re-sellers. By showing your new merchandise and suggesting ways to move more of it, you're providing a valuable service while keeping in touch with your customers.

A self-published author of book on camping tips, should come up with natural additions to his product line to sell to buyers of his book. Things like maps of parks, local facilities, lists of "must-see sites" or specialty camping equipment, could all be add-ons made available to the author's buyers.

One final note; in order to start making more sales and build your business empire you must become an avid student of lead generation and marketing strategy the high-payoff items necessary for you to magnetically attact new clients to skyrocket your profits.

Mercedes Blue: New Diesels Miss the Mark

Mercedes is feeling a little bit blue lately, but who can blame them? California, New York, Massachusetts, Vermont, and Maine say that their new generation of BLUETEC diesel aspirated engines don't do enough to reduce harmful pollutants. Effectively, 20 percent of the market will be shut out when these new models debut over the coming months.

Mercedes-Benz has long been an expert builder of diesel engines, producing hundreds of thousands of the alternate-fuel driven power plants every year. Indeed, in Europe alone, a significant portion of the vehicles destined for continental homes are diesel aspirated models. In the U.S., however, Mercedes is having a bit of a problem with its line of diesel engines as more stringent emission control standards makes the marketing of diesel powered cars more difficult. Starting this fall Mercedes will be introducing its all new E320 Bluetec diesel powered car that meets EPA standards; unfortunately, five states will not permit the sale of these models leaving parent DaimlerChrysler feeling a little bit blue.

You have to hand it to Mercedes and to other automakers that are trying to produce fuel efficient cars but are facing increasingly more difficult emissions restrictions in the U.S. It is one thing when the Environmental Protection Agency {EPA} raises pollution standards, but a whole nuther thing when individual states seek to raise that standard higher. California, for instance, has long stood on its own requiring automakers to produce cars that met pollution standards that are tougher than the other 49 states requirements. Recently, New York, Vermont, Maine, and Massachusetts joined in and now require the same tough standards as the Golden State.

In effect the new standards mean that nearly 1 in 5 motorists will not be able to buy a diesel powered Mercedes and not because they cannot afford one but because their state government told them that the cars cannot be sold in their state.

Of course, there isnt anything wrong with tough emissions controls. However, in light of very high fuel prices are we closing the door on potential fuel savings all in the name for a slight reduction in emissions? As a country of states rights, the five states can supersede federal emissions requirements. Nevertheless, each state already taxes their citizens greatly and the additional imposition on them doesnt seem to be quite fair.

Although Mercedes is affected by these requirements they arent alone. In fact, Mercedes powered diesel engines are some of the most advanced engines in the world. If Mercedes cant meet stringent U.S. emissions standards then there is virtually no hope that others will be able to do so either.

As much as the new diesel requirements are tough, they are causing engine manufacturers to study ways to further reduce emissions. Volkswagen, Navistar, Cummins, and others who build diesel engines are continuing with research to find ways to eliminate more pollutants. Perhaps the answer is for leading diesel manufacturers to work together to resolve a problem that could be too expensive to resolve on their own. If they dont then Mercedes will not be the only automaker crying the blues.

A Vacation For A Family Of Three To Montego Bay At The Coyaba Beach Resort

The Coyaba Beach Resort is not only one of the best resorts in Montego Bay, but also in the whole of Jamaica. In fact in my opinion one of the best small luxury resorts in the Caribbean.

We were looking for a cheap Montego Bay package, and a vacation for a family of three to Montego Bay, and The Coyaba Beach Resort more than filled the bill.

Our daughter is only eight and so we needed a decent size room which we certainly got at Coyaba. The room was very spacious with two large beds, overlooking the beach. We were on the third floor, with good views, but heard that the first floor had a lot of traffic noise from the road. It rained on one of the days we were there, and the TV wasnt great, but we were able to get a video for our daughter.

We managed to find what was called a cheap Montego Bay Vacation package, pay for four nights and get the fifth one free, and that made it a good deal especially as it was all inclusive.

Anyway the room was good, but the fridge wasnt stocked unless we asked room service. The same was true for things like shampoo and shower gel, although to be fair, when we called, they arrived quickly.

The pool area was nice, and we didnt struggle at all for sun beds even although the resort was pretty full. There was however a mysterious shortage of towels and something called beach towel cards which were quite frustrating. Waiter service around the pool was almost non existent, unless the pool area was quiet.

The beach looks great from the photos, but it is definitely a man made beach.

There really wasnt anything for my daughter to do, but she tends to want to be with us, so that wasnt a problem, although the lack of choice of food at lunch time for her could have been a problem, lucky she likes burgers!!

The breakfast eggs were good and the chicken and pork dishes at dinner.

Overall we enjoyed our stay at the Coyaba Beach Resort. I cant really say it is the best Montego Bay Resort, but it is small, relatively intimate, and privately owned. It can justify being one of the top small luxury resorts in the Caribbean, but Im not sure I would have been so happy had we paid the full price, but it was OK for a vacation for a family of three to Montego Bay

The Cruise vacation you have been planning for a year is now a reality. You've packed your bags with the appropriate clothes for cruise travel. You have filled out all of the cruise documentation, do this at home, don't wait to get to your cruise ship, and now you are ready for this highly anticipated cruise. There are a few cruises tips about embarkation day that you should know before you head for your cruise vacation.

Keep all of your documents with you, that includes tickets for the cruise, any vouchers, passport and any immigration forms that the cruise line has sent you. That includes bus vouchers from the cruise line that will deliver you to the ship from the airport. In is wise to pack a change of clothes in your carry on in case your baggage gets delayed. If you have purchased the vouchers from the cruise line, a cruise line representative will meet you at baggage claim and take you to the bus or van that will transport you to your cruise ship.

If you decided to handle the transfer on your own, check ahead of time to find out how much a taxi will cost from the airport to the pier. It is good to know how long it will take to make the transfer so you have timed your flights accordingly. Make sure you have attached your cruise line tags with ship name, cruising date, and stateroom number. When you arrive at the pier a porter will relieve of your bags. He will expect to be tipped. The going fare is one dollar per bag.

Cruise tips are always helpful so pay attention to this one. Let the cruise line make your airline reservations. The reason for this is that if your flight is delayed the cruise line will handle it. If there are several other passengers on the same flight the cruise line will delay the departure of the ship. If it's just you and your traveling companion they will probably put you up in a hotel in the town of your embarkation and get you on the ship at the next port of call. If you opted to do it on your own, you will have to make all those arrangements. So, for safety and peace of mind let the cruise lines do it.

If you have decided to go to the town of embarkation a few days before the cruise, that will not be a problem, so make your own reservations. Some travel insurance companies will pick up these expenses but make sure you read the fine print on the policy BEFORE your cruise vacation.

When you get to your cruise ship, embarkation could be a little chaotic. There will be lines, especially early in the check in process. There will be a lot of stressed out people so just relax and take it in stride. After you have gone through the check in process you will be aboard and your cruise vacations begins. Here is where it pays to have all of your documentation completely filled out. Many of the cruise lines have loyalty programs so if you are a repeat cruiser many times they have preferred check in areas. Many of the cruise lines will have preferred check in for cruisers who have booked suites or mini suites. Check this out with your cruise travel agent.

This is a little off topic but it's one of the best cruise tips you will hear. Use a cruise travel agent for all of your cruise travel. It is important to deal with an agent that has sailed on many different cruise lines so they can give you an honest opinion on the difference between cruise lines. Check and see if they are CLIA certified cruise lines organization. Be careful they don't push you onto cruise ships where they have preferred status which means they get a higher commission. Scour the internet for cruise reviews on cruise travel to back up what your travel agent is telling you.

Now back to the pier. While you are checking in you will have to give the cruise line a credit card for any on board charges. Most times your room card is also your credit card and identification for getting on and off at ports while on the cruise ship. If you can get on the ship early in the process you get two benefits. One you get to have lunch and two you get the first shot at spa and beauty appointments. It will also give you time to peruse your cruise ship and then head for the pool. Having been a savvy cruise traveler you knew to bag a bathing suit into your carry on luggage.

Just before you get to the gangway you will be stopped by the ships photographer and a picture will be taken to commemorate your cruise vacation. It will be on display in the ships photo gallery but you are under no obligation to purchase it. Check in procedures will be different from ship to ship even within the same cruise lines. It depends on the experience of the staff and the cooperation of the passengers. Remember that these folks that are checking you in have been working since seven o'clock in the morning off loading the people from last weeks cruise vacation. Then they turn around and start putting on a whole new set of passengers for the next cruise.

The most important advice is to try to keep a cool head. You are headed for the best thing you can imagine, a cruise vacation.

All Shih Tzu puppies need to learn to tolerate grooming at an early age. Grooming your Shih Tzu is more than cosmetic. A matted Shih Tzu is uncomfortable and subject to skin irritations and infections.

Unclipped toenails will grow and curve, distorting the Shih Tzus foot to the point of crippling. Dirty ears can become infected and induce pain-related aggression and/or hearing loss. Lack of grooming can cause a Shih Tzu serious discomfort.

Shih Tzu is not born with warm feelings toward being groomed. A Shih Tzu needs to learn to enjoy grooming. This is easiest if started sooner, rather than later. In time, your Shih Tzu will learn to love the extra attention it receives while being groomed.

Allow your new Shih Tzu puppy a couple of days to settle in to his new home and family routine. Take the first few days to familiarize all family members with the new Shih Tzu puppys housetraining, feeding and crating routines, and to establish basic house rules.

During this time start preparing your new Shih Tzu puppy for grooming by practicing positive association touching exercises. You will need a container of treats. You can do the touching exercises in any order, several times a day, and repeat each one a half-dozen times before moving on to the next one. Try the following exercises in five- to 10-minute sessions.

10 Positive Association Touching Exercises:

1. Scratch your Shih Tzu puppy under the chin, and then feed it a tiny treat from your other hand.
2. Touch each paw, and then feed the Shih Tzu puppy a treat from your other hand.
3. Rub each ear. Feed your Shih Tzu puppy a treat after each rub.
4. Stroke your Shih Tzu puppys back, then offer a treat.
5. Run your hand down your Shih Tzu puppys tail, squeezing softly, then feed your pup a treat.
6. Slip one hand under the Shih Tzu puppys chest and lift gently, and then feed your Shih Tzu puppy a treat.
7. Lift each paw, and feed a treat after each lift.
8. Massage each hind leg from hip to knee, and feed a treat after each leg.
9. Slide your hand from each shoulder to the ankle, and feed a treat after each.
10. Run your fingers over your Shih Tzu puppys face, cheeks and muzzle, and feed your Shih Tzu puppy a treat.
